Justin Reese from JRealty will list your property,
along with as many pictures as you'd like, in your local MLS
(click here for MLS
locations). This should be a large part of your For
Sale By Owner (FSBO) Strategy. Justin will also post your listing on
Realtor.com and numerous other websites (pictured below).
Your listing will be active for a total of 6 months. The
cost is only $225. You get 3 free change orders; each
additional change order costs $10 each.

Q: How long will it take before my listing is online?
A: Once all documentation and payment is received, your listing will
usually be
inputted into the MLS within 24 hours.
Q: Do I have to print and sign the Residential Listing Agreement or any
other documentation?
A: No, you can complete all of the documentation online. Simply
download the Adobe Acrobat forms, type directly into the forms,
then save and email me a copy. I will electronically sign
the agreement via Docusign.com and send to you for your
electronic signature.
Q: I want to host an open house. Can I state this under the
Property Description?
A: This information will be posted under the "Agent's
Comments" and will only be visible to agents. The
following items are not allowed to appear in Property Description.: Gate/Alarm Codes, Lock box Combo, FSBO, Vacant, Open House, E-mail Addresses, Web site
Addresses, Phone Numbers, Agent, assistant, co-list or owner names, any language that violates Fair Housing/HUD guidelines.
Q: I see my listing and everything looks great. However, I can not
find any reference to my name, address, phone number, etc. How
would an agent willing to cooperate get in touch with me?
A: You, the owner, will be the point of contact in several portions of
the MLS, but only Agents will have visibility to your contact
information. The
following items are not allowed to appear in Property Description.: Gate/Alarm Codes, Lock box Combo, FSBO, Vacant, Open House, E-mail Addresses, Web site
Addresses, Phone Numbers, Agent, assistant, co-list or owner names, any language that violates Fair Housing/HUD guidelines.
Q: Why do I have to sign a Residential Listing Agreement?
A: The MLS requires that the Broker and the Seller enter into a written
agreement. Please not that this agreement states
explicitly that, on page 1 item 4.A. the Seller will pay the Broker 0% of the purchase price or $0 and that, on page 1 item 4.C. the Seller agrees to pay the Broker $225 for one time transaction of listing the property on the MLS. Lastly, on page 2 item 16, the agreement states that the Broker has no responsibilities or obligations other than listing the property on the MLS.
